Custom Barndominiums Built Across Montana

A barndominium is the best of both worlds — the wide-open utility of a post frame shop combined with comfortable, finished living space, all under one roof. At Quality First Construction, we design and build custom barndominiums across the Flathead Valley and throughout Montana. Whether you’re picturing a small shop apartment, a full-time family home with attached workshop, or a hunting and recreation property, we build it from the ground up.

What Is a Barndominium?

A barndominium (“barndo” for short) is a post frame building that combines workshop, garage, or barn space with finished residential living quarters. Because the structure uses large vertical posts instead of traditional stud framing, you get wide-open interiors, fewer load-bearing walls, and far more flexibility in how you lay out the living space.

In Montana, barndominiums have become one of the most popular ways to build a custom home — they’re faster to construct, more affordable per square foot than traditional stick-built homes, and they give property owners the shop or barn they actually need.

Why Build a Barndominium in Montana

  • Lower cost per square foot than conventional stick-built homes
  • Faster build times — weather-tight in weeks, not months
  • Open floor plans — design the living space exactly how you want it
  • Combined shop and home — one foundation, one roof, no separate outbuildings
  • Built for Montana — engineered for Flathead Valley snow loads and winter conditions
  • Long-lasting steel exteriors — low maintenance, high durability
  • Energy efficient when properly insulated — important for Montana winters

Custom Barndominium Designs We Build

Every barndominium we build is custom-designed around how you live and work. Common layouts include:

  • Shop + apartment: a large working shop with a one- or two-bedroom living space attached or upstairs
  • Full-time family home: a traditional residential floor plan with attached oversized garage or shop
  • Recreation / hunting property: a more rustic build for seasonal use, with bunkroom-style sleeping and a large gear-and-equipment area
  • Equestrian barndo: living quarters combined with stables, tack room, and indoor riding space
  • Multi-generational layout: separate living areas under one roof for in-laws, adult children, or rental space

Our Barndominium Build Process

Building a barndominium is a bigger project than a standard shop, so we take extra time at the front end to get the design right.

  • Free site visit. We meet you on your property to talk through your vision, view the site, and discuss orientation, views, and utilities.
  • Design and floor plan. We develop a custom layout based on how you’ll actually use the building.
  • Written quote. Clear, itemized — no surprise add-ons later.
  • Engineering and permits. We handle plans and permitting through Flathead County or your local jurisdiction.
  • Construction. From excavation through finish work — drywall, flooring, cabinetry, plumbing, electrical, the whole build.
  • Final walkthrough. We don’t hand you the keys until everything is done right.

Frequently Asked Questions

How much does a barndominium cost to build in Montana?

Costs depend heavily on size, finish level, and site conditions. A basic shop with a small finished apartment costs significantly less than a fully finished 3,000+ sq ft family home with attached shop. Most Flathead Valley barndo projects land in a wide range — the only way to get an accurate number is a custom quote.

Is a barndominium cheaper than a traditional house?

Usually yes, on a cost-per-square-foot basis. Post frame construction uses fewer materials and labor hours than traditional stick framing, and the open structure makes interior finish work more flexible. Big savings come from the shell; the interior finish is where costs can climb if you spec high-end materials.

How long does it take to build a barndominium?

The shell is typically weather-tight within 4–8 weeks. Full interior finish usually adds another 3–6 months depending on size and finish level. Most barndominiums are move-in ready 6–12 months from groundbreaking.

Can a barndominium be financed?

Yes. Many Montana lenders now finance barndominiums as residential properties, especially when designed and finished as a primary residence. We can point you toward local lenders familiar with post frame homes.

Will a barndominium hold its resale value in Montana?

Demand for barndominiums in the Flathead Valley and across Montana has grown significantly. Well-built, well-finished barndos with quality materials and good design hold their value comparably to traditional homes in the same area.

Can you build a barndominium on my property anywhere in Montana?

We primarily serve the Flathead Valley but take on barndominium projects elsewhere in Montana case-by-case. Reach out with your location and we’ll let you know if it’s a fit.
